Project Management Consultancy
Pre-Construction Phase:
- Design Development & Tender Finalization Phase
- Coordinate with MEP Consultant for drawings.
- Review Quantity Estimate, BOQ, & Project Budget prepared by MEP Consultants and give feedback.
- Identify opportunities for cost savings and time schedule improvements, including alternative materials and systems.
- Review the Tender Documents (GCC, SCC, Technical Specifications & Drawings) as submitted by the consultants, for completeness and give feedback.
- Manage the change order process for design revisions.
- Assist clients in tender process & finalize contracts.
- Prepare contract document for the successful vendor after selection by the client.
- Prepare Project Schedule and get sign-off from all stakeholders.
Construction Phase:
- Project Planning & Monitoring:
- Prepare contract documentation, once the contract value is finalized by the client with the contractors.
- Coordinate with Architect, Structural Designer & MEP Consultants for drawings.
- Prepare Construction Schedules.
- Monitor construction progress by contractor w.r.t quality & timelines, and implement remedial actions.
- Maintain records such as daily logbook, work plan of contractors, progress schedules, manpower report, and material consumption reports.
- Prepare material requirements and send it to Purchase Department on fortnight basis.
- Send Weekly progress reports.
- Set performance standards for contractors and suppliers & establish quality control procedures.
- Construction Management:
- Supervise quality of work executed by contractors as per approved drawings and contract documents.
- Review delivery dates of materials, Shop drawings, Mock-ups, Samples and brochures.
- Study drawings issued by architects, structural designer & MEP consultants, and suggest improvements, if any, as per site.
- Facilitate co-ordination of various services such as electrical, HVAC, plumbing, fire fighting, fire alarm etc. with interior works.
- Ensure use of proper machinery/ tools/ equipments.
- Ensure contractors/ vendors should minimize wastage of material.
- Quality Control:
- Ensure that only approved brands of materials are procured by Client/ Contractors.
- Implement Quality Control programs to ensure required standards of construction are met with.
- Develop a checking and testing procedure to ensure all systems are adequately tested prior to their acceptance.
- Ensure general site conditions such as site security, storage, cleanup facilities, temporary facilities etc are provided by Client/ Contractor.
- Ensure proper construction method is used for all items & Line and level of the building is maintained.
- Change Management & Cost Control:
- Check & certify quantities of work done and approval of item rate work bill / RA bills for contractors and vendors as per work order & BOQ.
- Check extra items, Certify & assist for settlement of claims given by contractors/ vendors.
- Verification of Material reconciliation statements submitted by contractors every month, along with Bill.
- Monitor cost as per approved budget.
- Implement Wastage Control/ Disposal.
- Check quality / quantity of materials received through Store -in- Charge & Sign the GRN & Challans.
- Project Completion:
- Determine substantial completion of the Project, prepare punch list, follow up contractors to get it completed.
- Assist the Architect in final inspection and job sign-offs.
- Assist Client in Project completion and final close-out of Contractor, Suppliers accounts.
- Ensure “as-built” drawings are submitted by contractors or consultants, as the case may be.
- Issue Certificate of Completion to contractors.
- Handover project as per agreed terms & Conditions.
Cost Management
- Pre-contract cost advice and cost management:
- Preparing Budget & Estimates based on Concept drawings & information provided.
- Incorporating comments & decisions from Client / Project Manager & sign off the initial budget / cost appraisal along with assumptions.
- Preparing preliminary cash flows.
- Suggesting Client time to time for cost optimization.
- Providing statement for cost overrun/under run on monthly basis on the basis of approved bills & expenses.
- Tendering and Documentation:
- Co-ordinating with the respective consultants and preparation of BOQ’s for all the packages
- Verifying Bar Bending Schedule (BBS) submitted by Contractors.
- Adhering to the Tender Event Schedule.
- Preparation of Contractor’s list
- Issuance and receipt of Tender documents.
- Preparation of commercial comparisons of tenders
- Post Contract Cost Control and Monitoring:
- Preparing cash flow statement
- Providing monthly project cost control and administrative services
- Providing monthly project cost report.
- Post Contract Cost Management:
- Handling over of site documentation related to our services.
- Certification of Bill of Consultants/Contractors.
- Rate analysis of extra items.
- Periodical information to Client about any escalation in material cost.
Safety Management
- Safety Audit & Implementation of Safety Measures:
- All safety measures/ safety rules are implemented and followed at the site.
- All Personal Protective Equipment (PPE) provided to workers as required under any of the provisions of the Act or the Rules conform to the relevant Indian Standards and to advise all Site Engineers/ Section‐In‐Charges/ Supervisors to ensure proper use of such PPEs by workers at the site.
- A safe working environment is provided to all workers and supervisory staff.
- Use of various materials, equipment, materials, provision of lighting & barricading, etc. is done in terms of safety.
- At each and every level of the project, safety has been kept in mind as an integral part of the activities.
- Keeping the site incident-free, without any damage to health, property, and environment.
- Proper housekeeping is maintained at the site as the housekeeping is directly connected with safety.
- Feedback for successful performance is to be developed and is to be submitted to the Engineer-in-charge on a Quarterly basis.
- Training:
- To increase the safety consciousness of the workforce and the supervisory staff, periodic training and motivation towards safe practices are to be conducted. The training should of visual i.e. through videos & physical i.e. mock drills etc. We will conduct mock drills also.
- Documentation & Record Keeping:
- To check/update/correct and incorporate standard operation procedures in Safety Manual.
- To prepare periodic reports of each site visit, training &mock drill, and accordingly instructions are to be issued to contractors through Engineer In-charge.
- Qualified Manpower Deployment
- To engage and deploy the qualified and sufficient number of manpower to audit all the safety measures and Workman Safety provisions as per latest safety guidelines at the site as per following qualifications, however, the decision of Engineer In-charge in this regard shall be final and binding.
